Peavy Properties Policies
Effective December 2008
· No cash payments will be accepted, Money order and Checks ONLY.
· Any rent not paid by the 5th of the month will accrue a late fee. Most late fees are ten percent (10 %) of your total rent amount. No late fees will be waived for any reason.
· Move out notices are accepted only between the 1st and the 5th of the month you intend to move. Notices to vacate the property received after the 5th of the month will be applied to the following month and the rent will be due, no exceptions. You are expected to have your keys turned in the last day of the month or the following morning. Any tenant who holds over the property for any reason will be charged a prorated rent until the keys are turned in, at that moment payment will be expected for the prorated rent amount.
· Peavy Properties will file a dispossessory warrant with the Lowndes County Magistrates Court on the 6th of each month for any tenant will an unpaid balance of rent. The dispossessory warrant and writ of possession will be charged back to your account for a maximum amount of $100.00 per action. As well as a $100.00 administrative fee for collection.
· Rent will not be accepted unless all fees and charges are paid in full each month.
· No check payments can be made for any reason after the 10th of the month. If a tenant has a returned check for any reason after the 2nd check, no checks will be accepted for payments at any time, only money order. There is a returned check fee for $30.00 per check.
· Tenants are responsibility for all collection fees and charges if their account is delinquent.
· Peavy Properties does report to the credit bureaus.
· Mailbox key replacement is $10.00 from our office or you must go to the post office at 401 North Patterson Street and have them replace the lock and give you keys.
· If a tenant gets locked out and office personnel has to let them in a $25.00 charge will be expected at the time of the service, during business hours. After hours and weekends calls to be let in a residence will be a charge of $50.00 at the time of service. If lockouts are persistent then the charge will double. By persistent we mean more than 3 times of being locked out.
· Pets are welcome in many of our properties. Be sure to ask. Houses do not allow pets weighing no more than 50 lbs. While apartments do not allow pets weighing no more the 25 lbs. The maximum number of any kind of pets is two (2) in each property.
· No tin foil is allowed on windows.
· Inspections are preformed frequently; you will be given a twenty-four (24) hour notice.
· Maintenance requests are done by a priority basis.
· Maintenance will be called out as the requests come in. However, only emergencies come before prior work orders that have been made.
· Failure to let maintenance in will result in a service charge.
· Dropping rent is a tenant responsibility. Keep record of your payment. Peavy Properties is not responsible for anyone dropping their payment through the door.
· In the event of any unpaid balance on your account a collection fee of thirty percent (30%) to a maximum of fifty percent (50%) will be added onto the total balance if the balance is not paid within thirty days.
